bricks look very different to the sample we saw at Hoffman. our brick seem to have a more dark brown tone instead of the greyish tone the sample at Hopetoun. off to Boral during the weekend to double check.

WEEK 3 - 4

Sorry haven't been able to keep the blog up to date. Here's an up date on what has happened so far.

Frame work started on 15th of July week 3 of our build and was completed by 23rd of July middle of week 4. Which was pretty quick. we seem to have a pretty good SS.

Received our frame stage invoice on 25th and arrange for the frame stage inspection 27th. It went well except for a few minor issues we were told the frame and slab were good.

Minor issues were missing extra noggings for wall mount tv, a slight over hang in one corner few chips and a few nails and joints.

we informed our SS about them and most of it was taken care of within a couple of days. he said the rest would be done during lock up stage.

I have attached a few pictures of the frame stage and the issues highlighted. So far thing are going pretty smoothly.

Frame stage

I cant believe it two days after the slab the frame work has started.

Its very exciting to see the progress. Cant wait to see  the progress when I drive by in a couple of days.

Received involve from PD to inform us that frame stage is completed and payment due. As we received it in mail we only got it on 25th. Have reminded PD to email our invoices like the first as we have to arrange for our II s . Independent inspections tomorrow Saturday 27th.

We finally have a Slab

Site start was suppose to be 28th of June and slab 9th July, but work didn't commence till 29th when we spoke to the SS the following Thursday we were told there might be a delay in pouring the slab due to back log. a definite delay if the weather wasn't good. We decided to go with an independent inspector as lot of people on homeone forum had recommended. We had to keep them informed about the slab as well. So we asked our SS to keep us informed of any delays.

Monday  8th of July our SS let us know that the  slab will be poured on Wednesday instead of Tuesday. More waiting...

They did pour the slab on Wednesday. Independent inspection was booked for Friday.

Deposite, SC qoute, Tender & Contract

Here is a summery of our journey from when we decided to look for our first home in September 2012. We had a few specific things in mind & visited dozens of displays & finally narrowed it down to PD Waldorf 44 Hoffman 39 or Carlisle Vetra MK2 loved both. Hoffman 39 was brand design at the beginning it was difficult to get information other than from the SC at the display. That meant lots of travelling as it was on  the other side of the city. We started looking for a land that would fit the house plans we loved. After looking around for a few months we kept coming back to one particular lot.  Finally decided to make it our own in December 2012. We loved the location and PD was offering a "NO WORRIES" offer for that particular lot and the Hoffman floor plan fit perfectly. That meant we could stick to our budget for the house and land & we could go for most the upgrades we wanted.

Our sales consultant was exceptional. Was willing to work even after office hours to do any changes we wanted. Once we were happy with  our SC's quote we paid the $1000 deposit just before PD closed for Christmas. In January we were assigned a BC at the beginning it took her ages to get back with information we wanted or get a response. As we had a BC that meant our SC wouldn't help us much either.

Things went from positive experience to negative within few weeks We had a few issues during Tender which we felt wasn't getting sorted. Long story short finally an area manger from PD contacted us and after a lot of mails back and forth mange to sort out some of it. Half way through the process our BC started responding promptly and keeping us updated. It has been good so far.

Our colour, electrical & tile went well. although we ended spending more than we expected in electrical and colour.

We were suppose to have site start in May due to valuation issues and then changing banks etc.. land settlement had to be  pushed back to April. We ended up postponing our contract date that affected our site start date.

We finally had our contract appointment end of April. Our contract presenter was great she picked a few mistakes even before we did . She was so organized and made the whole process easier. We did have to go back and sign the documents on a another day as the draft person was off for the day by the time we finalized everything. 

We were relieved to finally sign the contract and was Finally looking forward to the build.  But we  had unexpected delays cause valuation. It took couple of weeks to sort that. Once that was sorted it took longer to get the contract drawings and then getting the mistakes in the contract drawing fixed and BV sorted. Finally signed the correct drawings in Mid June.

We were thrilled we were able to get a site start date in June. 28th June to be precise. What a relief light at the end of the tunnel.  There were times we wished we had gone with the other builder. overall we are happy how things turned out. Hope the building process would be a much smoother one:) Looking forward to se our dream home been built instead of all the paper work and drawings.

Colour and Electrical appointments

We had our colour selection on 26th of march 1.30pm - 5.00pm. It was exhausting our brains were still buzzing after the electrical which went over budget. They didn't have our correct drawing just the standard plan even though we added most structural changes through SC. We did have to mention about couple of upgrade options instead of the other way around. Although we had visited Hopetoun several times before the appointment it took us more than  3 hours to finalize everything. Felt a bit rushed in the end, but the colour consultant was helpful and did provide contact details if we wanted to change anything within 48 hour or was it 24 . We were able to make some important changes and things we missed through CC instead of waiting for the BC to respond. which wasn't good at the beginning.
